Leasing & Application Process

You can apply directly through our website by selecting your preferred floorplan and clicking Apply Now. Our leasing team is also available to assist you throughout the application process.

Applicants are required to earn a minimum of three times the monthly base rent. Additional factors such as credit, rental history, and background checks are also reviewed.
Yes, all applicants undergo standard credit, criminal, and rental history screenings.
Most applications are processed within 24 to 48 hours after all documentation has been received, including submission of all required income verification to our third-party partner, SNAPPT.
Lease terms vary based on availability and current specials. We offer lease-terms ranging from 14 to 24 months.
Yes, renters insurance is required prior to move-in. Please contact the office for more details.

Pricing, Fees & Deposits

We offer both traditional security deposits and flexible deposit alternatives through Jetty. After you complete a quick qualification process, you can choose the option that best fits your budget and move‑in needs. You can review our holding deposit charge by using the “Calculate My Costs” tool on our floorplan tab! Deposit amounts can vary.

At Los Cielos, we're transparent about pricing and fees. All fees and services are clearly detailed in the Community Fee Guide, including requirements and option add-ons so that you will know exactly what to expect. Yes! Our resident portal makes it easy to stay connected and manage your account all in one place. Residents can pay rent, submit and track maintenance requests, view account charges, and receive important community updates. For added convenience, the portal is also available through a mobile app so you can manage everything from your phone.

Love where you live? Renew at Los Cielos at Brooks in a few clicks. Lease renewal notices are sent out before your lease end date, and renewals can often be completed online or in person. Have additional questions? Give us a call, or stop by the leasing office.

Move-In / Move-Out

Move‑in dates vary based on availability and the completion of your application. When you apply, we’ll gladly help you choose a move‑in date that fits your timing and makes your transition smooth.
Please bring a cashier’s check for your move-in amount, your CPS customer account number, and proof of renters insurance on move-in day.
We hope you never leave, but if you must, a 60‑day written notice is required. To ensure a smooth transition for all, our team will provide detailed move‑out instructions, which may include a pre‑move‑out inspection, an overview of the check‑out process, and what to expect on your final move‑out statement.
